Ryden fills up Nagano

To make the deal, real estate agents sometimes become jugglers.

Representing Kabel Plus, a Czech subsidiary of Dutch-based UPC, Ryden recently filled up the remaining space at the 6,800-square-meter (73,195-square-foot) Nagano Office Center in Prague 3 and pre-let 1,200 square meters at an adjacent building.

Kabel Plus needed 2,400 square meters for a call center. And UPC, a media and telecommunications company that launched a cable sports channel in Poland and plans to do so in the Czech Republic, needed 1,100 square meters. When Kabel Plus/UPC decided on the buildings, Ryden, the exclusive leasing agent for both, represented the new tenant and Pobrezni, the buildings' owner, negotiated for itself, says Richard Ness, a leasing agent for Ryden.

Tentatively called Nagano II, the 3,500-square-meter adjacent building is being refurbished to match the standards of its namesake, but Kabel Plus has the option to put its name on the building.

The two buildings used to be connected, and when Nagano II is ready at the end of November they will be reconnected. So when moving day comes, UPC will occupy the third floor of both buildings and Kabel Plus will have the most of the first and all of the second floor of Nagano. However, another Na-gano tenant wants to expand, and if that is negotiated, Kabel Plus will move into the Nagano II building, occupying it completely, according to Ness. Leasing rates are DM 23 ($11/428 Kc).

A restaurant is planned for Nagano II, though Ness says there's more to this scheme: "The final part of the jigsaw puzzle is the 5,000-square-meter warehouse that is behind Nagano II. It will be used as a cohosting facility or technological warehouse, which, in effect, is a telecommunications park -- the first one in Prague. With companies like Cesky Telecom and Ceske radiokomunikace nearby, we expect a lot of interest." With leasing prices in the neighborhood of DM 10 per square meter, he's probably right.


In January, Aston Property Consultants, which was founded in 1995 by Ben Maudling, started operating as CB Richard Ellis. The firm's name was incorrectly called CB Ellis in this column. Before the changeover, Aston had a long association with CB Richard Ellis and Maudling is still at the helm. CB Richard Ellis, which is headquartered in Los Angeles and is known as CB Hillier Parker in the United Kingdom, operates in 35 countries.


Jakub Sedmihradsky returned to Lexxus Realty as partner of new development projects after a three-year stint in Colliers' residential division. Petr Soukup, also a former Colliers agent, joins Sedmi-hradsky as senior agent.
